Buyer shall pay a Ten percent (10%) non-refundable down payment of the purchase price with certified funds, the receipt of which is hereby acknowledged by Seller and deposited before the close of the first business day following Auction date with the Preferred Title 2402 N Woodbine St. Joseph, MO 64506 as earnest money and as part of the purchase price. Seller agrees to provide clear title to property. Cost to close title transaction will be divided equally between Buyer and Seller. 2024 Real Estate Taxes will be pro-rated as of closing date.
